For the second time in three months, developers are looking to build a new massive building at the Keystone Pacific Business Park.

Keystone West LLC and McShane Corp. will go to the Patterson’s planning commission Wednesday looking for approval to build a 740,000-square-foot building in the business park.

In August, the commission unanimously approved 840,000-square-foot and 530,000-square-foot buildings. Those also were joint projects by McShane and Keystone.

Neither those buildings nor the one up for review Monday have tenants lined up. But that gives the business park an edge in attracting companies, officials say.

“Offering an immediate space for assembly, fulfillment or distribution centers will provide the competitive edge to continue success of the Keystone Pacific Business Park and long-term business and job growth in Patterson,” states a letter signed by McShane Vice President John Dobrott and Keystone President Patrick Gavaghan.

Most studies typically needed for a large development are already complete, because the project is in the previously approved business park. As a result, developers need only the planning commission’s approval. However, the commission’s ruling can be appealed to the City Council. 

The commission also will review plans to revamp the city’s wastewater treatment plant. A report from the city community development department states that much of the facility’s equipment has become corroded. Renovations should help keep the plant operating within state standards, the report says.
