Patterson’s City Council and Planning Commission get their first crack at revising the general plan at a joint meeting Thursday.

That’s when they’ll review the recommendations of the General Plan Advisory Committee — the group tasked with drafting an updated general plan. The committee recommended planning for the population to grow at 5 percent for the next 40 years, taking it from 20,875 to more than 154,000 in 2048. 

Suggestions made by the 11 voting members on the committee included lots of ranchette housing south of the city and in Del Puerto Canyon and about three miles of commercial development east and west of Interstate 5 between Sperry Avenue and Zacharias Road.

Crawford, Multari and Clark Associates — the consultants the council paid about $1.3 million to help draft the plan — presented different suggestions. While there are many similarities between the two plans, the consultants recommend removing most of the ranchette housing. It also eliminated any development west of I-5 except for a small pocket of highway commercial west of the Sperry Avenue interchange.

Another significant difference between the recommendations is a varied philosophy on housing densities. The committee wanted an average of four homes per acre of residential land, while the consultants have recommended six.

The council has set a goal of having the general plan completed by November 2008.
