It's a Match The Patterson City Council enlisted help from a marketing firm to determine which retailers and restaurants are most likely to succeed in Patterson. Below are the 20 companies the study produced, in alphabetical order. Applebee’s Bath and Body Works Fashion Bug Finish Line Hallmark Home Depot Iron Skillet JC Penney Jiffy Lube Jo-Ann Fabrics and Crafts Lowe’s Maurice’s Gourmet BBQ Meineke Car Care Center Office Depot Old Navy Clothing Co. Payless Shoe Source Sears Roebuck & Co. Staples United Artists Theater Wal-Mart Wal-Mart, United Artists Theaters and Home Depot are just three of the 20 companies a marketing firm believes would do well in Patterson. Buxton, which the City Council paid $70,000 to find good retailers for the city, looked at the purchasing habits of all the households around Patterson to determine what companies would likely be successful. The council was given a list of the top 20 companies the consultants believe would thrive. “If we can bring in three, four, five of these retailers, that’s a huge benefit,” said Brian Whitemyer, Patterson’s assistant city manger. Not all the council members were happy with the list. Councilman Dominic Farinha asked if Target could be added. City staff had already asked Buxton to create a marketing package for Target, Whitemyer said, but the researchers turned them down because they felt Target was unlikely to succeed in Patterson. “(Buxton) won’t put their seal of approval on it,” Whitemyer said. However, the city will have a yearlong license on Buxton software that will help it market to any company the council chooses, even if Buxton is not confident they will fit in Patterson, Whitemyer said. Council members have yet to decide which of the companies they will pursue. The decision will be made after Buxton sends out the marketing packages. Councilwoman Annette Smith already let one of her top picks be known. She wanted an Iron Skillet truck stop restaurant to be considered. The restaurant would provide a “cash cow” in sales tax revenue for the city, she said. Sales tax is the driving force behind the council’s hire of Buxton. With shrinking revenues and a stagnant housing market, the council is hoping to infuse city coffers with sales tax money by attracting retail. Buxton, which has created what it calls “community IDs” for dozens of cities, initially approached the council in October 2006. Back then, the council rejected the proposal. At the time, the council felt the property owners that would benefit from retailers locating in their shopping centers should pay for at least some of the study. When the property owners were uninterested, the council rejected the proposal. But as times have changed, the council has taken a more aggressive stance in marketing Patterson. During this year’s campaign for City Council and mayor, all three incumbents have cited the Buxton report when questioned about what they are doing to attract shopping to Patterson.

I'm curious as to why Buxton feels that Target won't succeed in Patterson??? Is Target too high end for Patterson residents? They've got me stumped on this one.

I know exactly how you feel. I am glad that the man on the Town Council, Farinha, asked for a gosh-darned Target. As I go about my travels from place to place, I have found many cities with a comparable population like Patterson with a Target like Sonora, Atwater and the like but they keep on snubbing us. I prefer Target over Wal-Mart because the stores are always well-kept, the layout is organized, seem to have a better selection of stuff as well as other reasons I will leave out. What is funny to me is that city leaders are asking for a Target to come in but our requests are turning to deaf ears. It is more often the case that cities do not want the “Big Box” people coming in and deny them the right to build. It is the reverse here in Apricot Land. Does not make sense to me! Yes, I agree...Patterson needs a "jolt" in trying to bring in Big Box stores to help with sales tax revenue for the City of Patterson. Having a Target Greatland or Super Walmart will definitely help with the Cities growth. Also, having a Khol's in the middle will also benefit considering we already have a distribution center in Patterson. The mentioned list above is very exciting and wish to see more growth in the future as this will help with alot of the people in patterson to shop locally as oppose to shopping else where. This is definitely the right direction and hope the city keeps pushing for more ammenities. Great job!!

Thanks for someone finally starting to market to the retailers. This is a exciting prospect if it suceeds. But what is the city getting?

I agree with Councilman Farihna that Target should be on the list, as it will fit well with the needs of the community while not pushing the small retailers that still exist out of business. One of my goals during this campaign has been to attract and add new stores to the city. Those are my pros. The cons and questions: Why do we have an Economic Strategic Commission if we are outsourcing to a consultant? And what was the cost to hire the consultant? $70,000! For nothing delivered. In order to recoup these cost there will have to nearly $10,000,000 in sales from stores that have not even expressed an interest to open up shop. Why would Sears be put on the list since they just left town in the past year? This list is made up of big box and chain restaurants which will work well in the Ward/Sperry area, but what happens to downtown? Ms. Smith's support of the Iron Skillet Truck Stop shows a support for the move to the west of I-5, not the city core. And at least one is in direct competition to Nik's BBQ and why are both Lowes and Home Depot on the list when either will cause four old hardware stores to fail? This just shows more of the same thinking - too little, too late. Too bad we hadn't done this when people were moving in and the economy was good. We would have had the stores by now. report abuse

I agree that Patterson definetly needs a big box store to keep revenues here in our town of patterson. Iwould really like to see a Wal-mart here. I don't think we need anymore fast food or restuarants as we are starting to become overwhelmed with them, and does not provide the kind of variety that our town needs.

I agree, that big box stores will definitely help the city of Patterson. Also, we need more amenities for the kids. By adding a movie theater and a community center will definitely help.

Glad to hear that we possibly will get some retail stores. If Patterson has commerce more people are likely to move here and fill in all these empty homes. What is a Maurices BBQ? Can we possibly get well known franchises. I love Applebee's at it is a well established restaurant. Instead of Maurices, a Chili's, Tony Roma's, Elephant Bar or Carrino's would be a much better choice.

I would actually prefer Target as their shopping centers seem to be much cleaner the the Walmart stores. I sure hope the Walmart will not be a 24 hour store like the one in Union City which is always dirty. The Dublin and Fremont stores do not operate 24 hours and always seem to have a much cleaner appearance. report abuse

I think we should do more research into bringing these businesses into town. Will it help our economy or will it diminish an existing economy? Or are we being used to make someone wealthy? What are the benefits or what are the bi products? Will property tax increase? We the people should make decisions not what the City Managers or higher city officials see this town as in 20 yrs. The town may grow and so do the paychecks of these officials. I have views on what this town will be in 20 years but each persons view may differ. So before putting your thumbs up to what may be the right idea, think and process it thoroughly because people and organizations make moves that may affect us in the right way yet may affect them in the way of there investments $$$$$$. Trickle down affect. Let’s find out why do we want Patterson to grow so big? Do these high official own rental property and shares in business? Patterson was always an independent and low population town before the housing boom. Now we have investors buying cheap houses hoping that Patterson will grow into big city and brining in money from there investments. What kind of people do these rentals bring?? Section 8 renters?? Do your research. Just a thought.

Building a Wal-Mart would not be the smartest idea. Those researchers that decided that Target wouldn't succeed should do a little more research. First of all, your bring in a Wal-Mart.... you bring in CRIME. Target sets a certain standard about having strong saftey culture. And they spend BILLIONS of dollars a year on developing better ways to make their store and community safe. They actually use their cameras as apposed to Wal-Mart and they have a security gaurd on duty. With the Recent MAJOR growth in Patterson, and the increase in crime it would be best to invest in ways to help keep the crime rates low.

Furthermore, a Target wouldn't crush all the small town businesses. Because they are a little more expensive (AND WAY WAY BETTER QUALITY I MIGHT ADD) it would still give people the choice to seek other options through smaller business.... therefore.... HELPING EVERYONE. Those "Researchers" (which I would like to know who those so called researchers consist of.) should study a little more than just the economics, but maybe what kind of residents it would bring in, how it would help keep down the crime.... Do you want more poor people with more crime... and bring in more middle income with lower crime that can help stabilize your small town economy??? report abuse

I have never heard the argument that Wal-Mart would bring crime. That's absurd! Do you think the Wal-Mart in American Canyon by Napa has more crime? How about the store in Livermore? I would love to have either store in our city. We just need one to come now. We have nothing. Hopefully one day we will be able to have both. You talk about these stores hurting small business. What businesses in town are you talking about? We don't have any retail. We only have dollar stores. Now is the perfect time for a large retailer to come to our City. I also think the Police chief has done a great job keeping crime low in our City. I would love to have a Wal-Mart in our town. Hopefully soon!

All this talk of not wanting the town to grow, TOO LATE.....Have you looked into town from I-5 right before the Patterson turn off. When I moved here twenty years ago, you had to drive for 2 miles or more to see any homes. I agree need basic shopping, cause there is none, but I also agree that we have to be smart about the choices we bring, and if we want to keep a cretain charm, I think Target would be a much better choice.

Everybody says they don't want WalMart and want to support the businesses in town, but practically nobody shows up a the council meetings to voice their concerns. The only representation is from the developers. If you want to be heard you need to show up and speak up.
