			<description>Patterson needs more retail stores and recreational facilities like a movie theater, mini golf land, bowling alley to start off.  Next is the obvious and that is a big box store.  Only these types of attractions will help the city and foreclosure issues as there will be more things to do in Patterson.  What is the city's obsticles that is preventing this from happening other than the population problem? ;D - ooranzoo</description>

			<description>i think a ross, tj maxx, marshalls would do well. good idea david.yes patterson is low on the population end but when you take into account the folks that come from newman,gustine, and westley not such a bad idea. i wonder if those factors are brought to light that people who shop in patterson don't all live in patterson.
 along with and clothing and household items these places sell books,toys, gift items, baby items. where can you buy a stroller in this town? tj maxx needs less space than a ross.
im sure country dweller hates the thought...what retail does country d. suggest? - what say you? aka cookie cutter...</description>

			<description>I know the exact store they should put here. How about a Ross? Ow wait that cant happen we need more people in the city in order have Ross. But think about it. With the way the economy is people are not buying stuff at Macy's anymore its too expensive. Macy's cant sell their product cause its too expensive; then Ross comes in and buys all their stuff that Macy's cant sell, thus good product at Ross for a great price. All Ross needs is 27k of square feet. They got great home stuff as well............I am not just saying this because i work for corporate ;D, i am saying this because it would be a great add for Patterson. Just a thought.  - DavidP</description>

you have alot of info..why not run for office?
as far as downtown i agree, i just never would say anything about the lack lusture of it, for fear of verbal backlash. 
i spoke out once at a town meeting  and questioned the mayor why did the city allow for giant homes to bulit but did not plan further for schools to accommadate the influx? i asked her what size families did she think were going to occupy the  5-6 bed homes? she looked at me crazy and gave in a condescending tone how nobody anticipated the rapid growth. like i said what size families did she think was going to occupy the large homes and did they not take into consideration that the families may have children. after i said  that i felt like i touched a nerve by the tone of her response. Not to mention her tone with other people was uncalled for.  i feel if folks are going to be talked at by city reps alot of people will just not go to anymore meetings.  I know how and why the over building of so many homes happened. i just wanted to know why schools were not put in place to handle all the children and their needs.
 i read alot of you postings about nobody showing up for general plan meetings. i know i have talked to numerous people who get that same feeling from the mayor that i did.
 like i said in some of my other postings i find it backwards that homes were bulit before the job market was developed. 
yes, newman is a good downtown example as well as los gatos. pattersons downtown is a nice layout just needs a little boost.. not sure to what degree however. everbody seems so divided on everything in this town. i thought maybe a lounge that showcased jazz,blues,and funk bands from the patterson,turlock,westley,gustine,ceres, region. grown folks need somewhere to go on a date or to dance in this town. i don't think they would even need to serve beer or spirits.
 i think a farmers market downtown as well would be a wonderful way for local growers to offer their great produce to the people of patterson,newman,westley, and gustine. if this is a region that prides itself on farming then lets show it off! farmers markets gets locals  together and are fun outings for the family.
how about a book store? blues coffee is downtown and a book store would be a great addition to the city in the downtown area. people like to get a cup of coffee and read books. alot of great events could be planned in a bookstore.(no large book store chain however)
not too much retail just enough to satisfy basic shopping needs. santa cruz did a nice job of mixing new retail chains with local reatil vendors in their downtown. people like to shop there, you get a little bit of everything and the local downtown resturants stay busy. people like going to buy a pair of pants at a chain store but then buy a shirt,hat,scarf, from a local retail to go with those pants.

oh, country dewller yes i do live in a track home. funny thing is there is only 1 other house like mine ;)

It can only be you. I guess you live in one of the new tracts, that is why you disliked my reference. Anyway, it really it isn't that important. I will comment on what you have posted.

In response to what you have posted, the city had designated the land you are referring to as industrial when the general plan was revised during the early 1990's. I remember when Keystone development was first proposed years ago, the developers were stating they were going to build Silicon Valley East. They were going to get R&amp;D type jobs here and smaller computer related companies that were going to support the giants like Cisco. The Developers and then Mayor Dodds were stating this development was going to get commuters off the roads. They were stating this even was Silicon Valley was slowing down. At the same time, Stanislaus County's then head of economic development was stating how great the park is going to be.He was critical of San Joaquin County for having too many retail distribution centers.Well, look what Patterson got for the most part? Once the developer started marketing Keystone, those great paying jobs mysteriously disappeared and Patterson was getting retail distribution centers. Later the head of Keystone, Gavaghan, stated he couldn't lure companies here because Patterson didn't have enough high school graduates. So what does Gavaghan do? He now wants to build thousands of new homes. He must really think everyone in Patterson is really dumb. They must be if they are buying his crap.

The area is plagued by high unemployment, so the jobs in the business park are needed. But to answer your question, retail distribution centers are one of the worst job producers. They have a very low jobs to acre ratio. Must of the space is used storing things. Nothing is being built and the jobs are mostly low paying. These distribution centers are certainly not goigoing to get people out of their cars, not if they have $300,000 to $400,000 mortgages anyway. The companies that are locating here are looking for three things, lots of cheap available land, cheap labor, and access to freeways. My whole concern for the future is I don't want the area to become the distribution center capital of California. We have too much valuable farmland to waste on warehousing storing goods. We need to find a way to attract better industry. That is one reason among many West Park is such a bad plan.

In terms of the current proposal, I don't see a problem with it. Yes, the people pushing the plan stand to make a lot more money if they can get the land rezoned to retail. Commercial/Retail land is worth much more than industrial. That is why the drug dealer (Maroyan) was acting so generous with his plan to give land for a MJC campus. He was trying to get the land he optioned redesignated from indutrial to retail/commercial which would have made him alot richer.

Back to the retail, I am personally not opposed to rezoning some of this land from industrial to retail. The city already has alot of land for industrial. There is a swath of land along Orange that was designated for industrial back in 1992. Nothing has happened there. Also, this city years ago abandoned any idea of remaining a small community. It has embraced the Sacramento/Stockton type of sprawl. The Downtown should be much better than it is based on the growth that has occured in this town over the last 20 years. But the city has focused its growth outward. Contrast that with the City of Newman which is committed to making its downtown the city's core. So the City might as well allow more retail along Sperry since it chose this path years ago.  - CountryDweller</description>

			<description>ive only been living here in patterson for a short time and i'm starting to feel there is a little too much of industrial bulidng going on...i really dislike the fact that the first thing you notice when one drives into the city, is the large monster size industrial buildings. i guess if that is the only place they could put them so be it.(i know it creates jobs which is good).
 but with these new bulidngs what kind of steady good paying jobs are we talking about here? does anybody have any insight on that.
I do like the sound of pushing for larger retail but not too large..  Im starting to feel that sometimes things are pitched one way to the people of patterson but then when it is all said and done it's not what people expected.
Maybe im all off track but i would like to hear other folks input....country dweller im sure you have lot to say on this matter!!!!
oh and does anybody like the idea of a farmers market? i called the city and got a long story but basically it is going to take a large mass of people to request it and then come up with an outline of how it will work. Is any one interested? -  proud of my cookie cutter home!..ha!ha!ha!</description>
